1) A timeline that matches the seasons (and my life)
I don’t want a generic plan. I want someone to tell me what matters in spring, summer, and fall—especially around docks, photos, and when the home shows best.
2) A clean, simple prep list that’s not overwhelming
I don’t want 40 tasks. I want the 8–12 that move the needle:

3) Contractor coordination (because I’m not driving up for every quote)
If I’m selling, one of my biggest stress points is chasing contractors. If someone can coordinate bids, scheduling, and check-ins like a grown-up, that’s worth a lot to me.

When does the dock come out? Who does it? What about lift removal? What about the boat being in the way for showings? These details create seller stress, and they’re absolutely solvable with a plan.
